Matt started to weld up the steel sheets… we went with 16-gauge… 4×10 sheets that were sheared to length at the metal supply shop. We tacked up the exterior panels from inside. I’m glad matt convinced me to spend the extra dollars to skin the interior… it looks a lot cleaner. We used sheet metal screws for the interior paneling. Welding up both sides is nice, but a pain. I like the bolt pattern. A household degreaser such as greenworks or simply green will remove the oil to accelerate the rusting process.

It’s been exactly one year to date (Oct 15) since we rec’d keys to the house. Nice to cap it off with the beginning of year 2: landscaping. The entry stairs, retaining walls, sidewalks and fence posts were completed. This job required the skills of seasoned pros. larry & cary (grading and forms), tanner (concrete pump), aaron (concrete finisher) and matt, who helped set posts along the way.

Just about formed… 2x6s for a nice horizontal look. we won’t be finishing the vertical surfaces. ‘pads’ and stairs will take a good finisher. it looks to be a ton of stairs given the straight shot to the street. though, we made the rise on the short side to make it easier to walk up.

larry started to sort out the final grading for the entrance to the property. I’m working to have all this tidy and completed before the next rainy season. grading, concrete work, irrigation, and some plantings. we managed to reuse 7 yards of dirt from centre street to level-out the front pad. great timing. last year, larry setup a san diego dirt exchange to keep dirt out of the landfill.

Paint is complete. The space feels larger than expected. It’ll warm up nicely once we add the wood paneling.

Drywall is just about done — the tv nook is sorted. The reveals like better than I expected given the slight variation of the floor and ceiling. The weather has been quite strange the last several days, cold, damp and rainy for the most part… so paint will have to wait for a few more days.
